With 27 acres in downtown Miami, the massive mixed-use development boasts more than 300,000 square feet of retail space, two hotels, 2,100 residential units across five towers and two office towers. However, despite its state-of-the-art appearance and amenities, Worldcenter faced an old-fashioned issue: its ambition outpaced its parking system. 

The two on-site garages operated on different systems. This disjointed approach undermined payment compliance and created massive backups, particularly after Miami Heat games and stadium shows at the neighboring Kaseya Center when hundreds of vehicles attempted to exit simultaneously. Wait times stretched, satisfaction plummeted and revenue leaked from Worldcenter’s systems.

On top of it all, the development’s outdated parking validation process required people to provide physical tickets or speak with an attendant. The inconvenient process was at odds with the rest of the Worldcenter’s ultramodern aesthetic and efficient design.

The implementation began with deploying Metropolis’ Computer Vision technology across the combined 2,000+ spaces in Block H and Block D. Thanks to our industry-leading solutions, this approach eliminated tickets, hassles and payment kiosks, allowing visitors to simply drive in and drive out.

Results: The Proof Is in the Parking

The Worldcenter’s transformation yielded remarkable results that continue to impress.

Block H:

  • Total revenue increased 157% year-over-year

  • Net Operating Income (NOI) grew 403% YoY

  • 109,172 visits recorded between June 2024 and EOY

Block D:

  • Total revenue increased 27% YoY

  • NOI grew 33%

  • 117,590 visits recorded between July 2024 and EOY

However, the most important results — customer satisfaction (CSAT) scores — tell an equally compelling story: Block H hit an 89.1% CSAT and Block D clocked in at 86.5%. These measurements confirm what our operations teams observe daily: Visitors genuinely appreciate the frictionless experience that Metropolis provides.

Expanding the Vision

Following the initial deployment, the development expanded Metropolis’ scope to include valet services across its hospitality, retail and multifamily properties. This seamless, future-ready parking system streamlined operations, boosted revenue and increased customer satisfaction.

The results of the valet integration speak for themselves:

  • Driver satisfaction sits at 80%

  • Median valet request-to-departure time is just 7 minutes

  • 83% of valet users request their vehicles ahead of time

As the Worldcenter continues to expand its offerings, Metropolis is already adding more valet stands and offers prepaid reservations and parking passes.
