Metropolis + Bilt: Expanding the value of membership across the built world

A look back at four months of the Bilt + Metropolis partnership

When we announced our partnership with Bilt back in October, our goal was — and still is — to reshape how people move through and interact with the real world. 

Bilt is a payments and rewards program that enables renters and homeowners to earn points on everyday expenses and redeem them for travel, dining, fitness and rent. As Bilt’s exclusive parking partner, Metropolis now provides a way for our Members to earn those same rewards simply by parking.

By connecting the largest parking network in the United States with the leading loyalty program for the home, we have successfully scaled recognition and rewards into the physical world.

Four months later, more than 1 million Members have linked their accounts and now earn rewards every time they park, giving them yet another compelling reason to choose Metropolis Locations.

Connecting loyalty to intelligent infrastructure

Bilt transformed rent into a rewards engine, enabling more than 6 million Bilt members to earn points on rent and mortgage across a network of thousands of merchant partners.

Metropolis reimagined parking through recognition, eliminating tickets, kiosks and checkouts across 4,200+ locations nationwide.

Now, those systems operate together, connecting housing loyalty with mobility transactions at the point of spend.

Bilt members earn a minimum of 1X Bilt Points per dollar spent on Metropolis parking, redeemable across travel, dining, fitness, rideshare, rent credits and more.

In the first 120 days:

  • 1+ million Bilt accounts linked to Metropolis

  • 5+ million Bilt Points were earned with Metropolis

Parking is no longer simply a transaction at entry and exit. It now operates within an integrated loyalty system that shapes and drives Member decision-making.

What this means for our Partners

Metropolis’ seamless, recognition-powered experience is already differentiating and driving value. This integration strengthens that position, increasing Member preference and expanding demand. 

Bilt members are actively selecting Metropolis Locations because rewards are automatically earned within a loyalty ecosystem they already use. 

This means our Partners’ assets now sit inside a unified ecosystem where identity, access, payment and rewards operate together. The same interaction that rewards Members also improves property performance by increasing preference and frequency.

Participation is simple. Because the integration happens digitally at the platform level, there’s nothing to install or operate on-site:

  • Zero operational changes

  • Zero capital expenditure

  • Zero on-site lift

  • Automatic enrollment for eligible locations

Instead of relying on discounts or marketing spend to drive traffic, activity is supported by habit. Members come back because the experience is easier and rewards accrue automatically.

The outcome is sustained demand:

  • Expanded visibility within the Bilt app to a high-value loyalty audience

  • Built-in repeat incentive in competitive markets

  • Revenue growth driven by frequency and preference — not discounts

  • A stronger residential and mixed-use amenity integrated into a national housing ecosystem

As our partnership with Bilt continues to grow, the capabilities and new revenue streams we offer Partners are expanding. 

Soon, Partners will be able to unlock incremental revenue through advance reservations and automatic validations, connecting their assets directly to Bilt’s merchant network. Local merchants and properties will be able to sponsor Member parking, further integrating their properties into the daily rewards journey.
